No. Land wholesaling — finding a property under contract and assigning it to a buyer — does not require a license in Texas or Louisiana. You are not selling real estate; you are selling your rights under a contract.

How much money do I need to start?

You can start with as little as $500–$2,000 for a county records search and direct mail campaign. Many deals can be found for $5,000–$20,000 and assigned to investors for $5,000–$30,000 fees.

What if I find a deal but don't have the money to close?

You can structure deals as assignments — you find the deal, put it under contract with an option period, and assign that contract to an investor for an assignment fee. Or connect the seller directly with Land Kings and earn a bird dog commission.

What is a bird dog?
